Terms & Conditions

Legal disclaimer

Nothing within these Terms and Conditions will exclude our liability for personal injury or death caused by our negligence.  We will not be liable to you if our performance is inhibited, delayed or fails due to circumstances beyond our reasonable control including, but not limited to, fire, flood, strikes, riot, accident, civil commotion, disruption to energy supplies, and act of terrorism or war.

Terms & Conditions

Arrival and Departure

Our normal check-in time is between the hours of 15:30 and 20:00 and up until 23.00.  We ask that you advise an estimated time of arrival on the day of your booking – this is essential if you intend to arrive after 20:00.  We will always be on hand to personally check you in.  We kindly request that rooms be vacated by 10:30 on the morning of your departure to allow us time to prepare for our next guests.

 

Accommodation Rates

Our standard accommodation rates are per night and are based on two persons sharing an en-suite double or twin bedroom inclusive of breakfast.  Children under the age of two can stay free of charge - we will provide a travel cot, but we do kindly request parents to bring their child’s own bedding.

 

Prepayment and Cancellation Policy

We request a booking payment equal to the first nights’ accommodation, secured by a card or BACS payment prior to arrival.  If your stay is therefore for one night, we will request payment in full.  If your booking is for more than one room, we will request payment for the first night for each additional respective room.  We operate a flexible cancellation policy - if you are unable to stay with us and/or in the event of any cancellation or part cancellation, we must be notified within 24 hours and by 18:00 hours on the day before your arrival. 

Your notification to cancel must be acknowledged and confirmed in writing by us to ensure that we have received your communication.  If you have not received an acknowledgment from us, we strongly advise you to contact us by phone.  Although we endeavour to regularly check all sources of communication, any such notification or cancellation which is inadvertently directed into a Spam or Junk folder will be deemed not to have been received. 

Same day cancellations, failure to arrive / no-shows or partial arrivals will incur a charge equal or respective to the first nights’ accommodation charge for the room(s).

In the unlikely event that we need to cancel your booking for accommodation due to extenuating circumstances or for any situation which is beyond our control, we will notify you immediately and issue a full refund of any respective payment or liaise with you to rebook an alternative date.  If in the event we are unable to honour your booking within seven days of your arrival, we will suggest alternative nearby like-for-like accommodation and work with you for a satisfactory resolution.

We recommend that guests take out their own Cancellation Holiday Insurance.

 

Payment

We accept most types of credit and debit cards including prepayment cards and are supported by payment brands including Mastercard, Visa and Amex.  You may additionally make payment by BACS (details will be provided on your invoice) or we also accept cash. 

Agencies such as booking.com and Expedia have their own payment platforms and they will deal with you direct to take payment to secure your booking.  You will be issued with an invoice at the end of your stay. 

We are currently not registered for VAT.

 

Food and Drink including Personal Consumption of Alcohol

For the comfort and enjoyment by all guests of their accommodation at Uplands Guest House, we do not allow the consumption of heated or cooked take-away or delivery fast food items in any of our bedrooms.  We will allow the private and responsible consumption of alcohol by guests within their own rooms (please also refer to our Guest Conduct Policy below).  We are happy to provide drinking glasses on request.

 

Smoking Policy

We operate a strict no-smoking / no-vaping policy inside any of the property but smoking is permitted in designated outside areas.  We do ask you to refrain from smoking near guests’ bedroom windows.

Guest Conduct Policy

For the enjoyment and safety of everyone staying and working at Uplands Guest House, we kindly ask all our guests to follow and respect some simple rules which address some basic moral and ethical standards.

Any serious or consistent breach of our house rules or aggressive or abusive behaviour or language (written or spoken) which could cause our staff or guests to feel afraid, threatened or abused will not be tolerated.  This includes and is not limited to personal verbal exchanges and threatening behaviour.

For example:

  • insulting or degrading language, including inappropriate banter, innuendo or malicious allegations

  • any form of physical violence or threats of physical violence

  • derogatory racist, sexist, ageist, or homophobic remarks

  • comments relating to disability, perceived gender, religion, belief, or any other personal characteristic

Underage drinking or providing alcohol to those under the allowed age, possession and/or use of illegal substances or other items or any illegal or offensive activity is strictly prohibited.

Guests’ behaviour should not restrict or disturb other guests or staff at any time and you are kindly requested to respect our quiet hours from 23:00 to 07:00. 

We will ask any offending guest to immediately modify their behaviour and/or we reserve the right to terminate booked accommodation without notice or compensation.

 

Safety and Security

Your safety and security are of paramount importance to us.   

Guests may not enter or access any area which is restricted or segregated for our own professional or personal use. 

Children must be supervised at all times and guests must not display any unsafe behaviour, including failure to follow safety and security instructions.  Sitting, standing, lying or climbing on, over or across any exterior or interior railings, banisters or other protective barriers, or tampering with equipment, facilities or systems designed for guest safety is not permitted. 

Please familiarise yourself with the layout of the property and emergency exits.  Wired smoke and heat detection alarm units have been fitted throughout the property which are regularly tested.  

The use of matches, lighters and candles by guests in bedrooms is strictly prohibited. 

We make regular checks on the condition and functionality of any electrical equipment throughout the guest areas and bedrooms.  We ask that any issues or concerns including faults with appliances or broken fixtures and fittings are reported immediately to us.

Items of value left in your room or in any vehicles are entirely at the owner’s risk and we regret that we cannot be held responsible for the loss of or damage to any personal or valuable items or vehicles howsoever caused.

Visitors of guests who are not booked to stay with us are not permitted into guest rooms or guest reception areas without our express prior permission.

 

Weapons, Explosives or other Dangerous Items

It is not permitted for any weapon, explosive or any other item that presents a risk of harm to guests to be brought into or stored within the property.

 

Pets

We regret that we are unable to accommodate pets.

 

Faults & Complaints

Please address complaints or report any faults immediately or as soon as is practicably possible to the owners in order that we can resolve issues promptly and satisfactorily.

In the event of any major failure of equipment, property or utilities, this will be dealt with as efficiently as possible.  We cannot be held responsible for any inconvenience caused by external interruption to our facilities or property such as adverse weather conditions or power and utility cuts.

 

Effective Date

These terms and conditions supersede all others and are effective from 16 April, 2025. We reserve the right to amend and update the contents without notice.

Our Right to Cancel Your Booking
We may suspend or cancel your booking immediately at our reasonable discretion or if you breach any of your obligations under these terms and conditions.

 

General
These Terms and Conditions shall be governed and construed in accordance with the laws of England and Wales and any disputes will be decided only by the English Courts.

If any of these Terms and Conditions is held by any court of competent authority to be unlawful, invalid or unenforceable, in whole or in part, this will not affect the validity of the remaining Terms and Conditions which will continue to be valid and enforceable to the fullest extent permitted by law.
